Safeguard Security Services Inc. partnered with a commercial property management company to enhance security at a multi-tenant commercial building primarily occupied by medical offices.
The property had been experiencing ongoing security issues, including break-ins, graffiti, unauthorized camping in the parking lot, and harassment of tenants, employees, and patients. These issues were creating daily frustration and negatively impacting the businesses operating on-site.
The Problem
The property faced several challenges:

As a result, tenants felt unsafe, patient confidence declined, and businesses began losing appointments and revenue. Property management needed a visible, professional security presence during peak hours.
Our Solution
After completing a comprehensive property security assessment, Safeguard identified that the majority of incidents occurred during normal business hours.
To address this, we implemented the following plan:
- A professional unarmed security officer on-site from 6:00 AM to 6:00 PM
- Focused patrols during tenant and patient arrival and departure times
- Security checkpoints installed throughout the property, particularly in areas previously used for unauthorized camping
- Continuous patrols to deter loitering, vandalism, and harassment
In addition, the client was granted access to Safeguard’s security reporting portal, allowing property management to review incident reports and maintain records in real time.
The Results
- Tenant complaints dropped to nearly zero within two weeks
- Unauthorized individuals were removed promptly and did not return
- No further encampments occurred on the property
- Graffiti and vandalism incidents were eliminated
- Property management was able to refocus on operations instead of repeated police calls and repairs
