What Our Residential Guards Do

Our residential guards show up on your property and work off a system that catches problems before residents start complaining. Every patrol is tracked through Silvertrac with GPS and a timestamp. Dispatch keeps an eye on every shift. And our guards know a supervisor can show up unannounced at any time.

Here’s the scenario we see all the time. Your HOA board approved a security budget six months ago. A guard shows up most nights. But packages still disappear from porches. Residents still report strangers in the parking structure at 2 a.m. And nobody can tell you whether the guard walked past Building C last Tuesday.

That’s not a security program. That’s a warm body and a prayer.

We built our service so that doesn’t happen to you. Every patrol is timestamped. We put QR codes at key spots around the property. Dispatch keeps tabs on guards in real time. And every report is in your portal.

Who Hires Us

Who Hires Residential Security Guards

HOA boards, property management companies, apartment complexes, and single family homeowners. HOAs usually reach out when complaints start piling up about tailgating at the front gate, unauthorized cars in resident parking, or break-ins. A 200-unit apartment complex calls us when car break-ins start climbing because the last vendor stopped showing up consistently. Property managers running multiple residential communities call us when they’re done chasing different guard companies for basic shift reports.

You don’t have to wait for something to go wrong. A lot of our clients bring us in before there’s a problem. We work luxury condo buildings in Malibu, Calabasas, Santa Monica, and Los Angeles where residents want the lobby staffed by someone professional and discreet. Not someone on their phone. We also work multi-family investment properties where owners need patrol records for their insurance carrier.

The Industry Problem

The Real Problem With Most Residential Security

Service drops after the first couple of weeks. That’s the pattern. A guard company wins the bid, posts an officer for two weeks, then starts cutting corners. Guards change every shift. Routes get skipped. Reports stop coming, or they come in useless.

Residents lose trust. The HOA board and property manager are left dealing with the headache of cancelling the contract. And the property manager is stuck explaining why they’re paying $15,000 a month for something nobody trusts.

It’s not really about bad guards. It’s about bad management. When there’s no accountability between the guard company and the client, service slides. No GPS. No live monitoring. No way to prove whether the officer walked the parking garage at midnight or sat in the guardhouse watching videos on his phone.

That’s the cycle we got tired of watching repeat across Southern California. That’s why Safeguard exists.

The Pattern

How most guard companies operate

  • Service drops after the first couple of weeks
  • Guards change every shift
  • Routes get skipped, reports come in useless
  • No GPS, no live monitoring, no accountability
  • No proof the guard walked the parking garage at midnight
The Safeguard Way

How we built our service differently

  • GPS + timestamp on every patrol checkpoint
  • Consistent guards matched to post type
  • Live dispatch monitoring every shift
  • Unannounced supervisor visits
  • Client portal access, pull the reports yourself
Our Process

How Our Residential Program Works

01

1. Property walkthrough and post orders

Before we quote anything, we walk the property with you. Every access point, every stairwell, the parking structure, amenity areas, and the perimeter. We look at blind spots, high-traffic windows, and anywhere incidents tend to cluster. Then we write post orders for your property. Not a template with your name pasted on top.

02

2. Picking the right guard for the post

Gatehouse, roving patrol, and lobby concierge aren’t the same job. We match the guard to the post based on experience. Then they get trained on your post orders, learn your resident verification process, and do a supervised shift before working on their own.

03

3. GPS-verified patrols through Silvertrac

Every checkpoint logs with GPS and a timestamp accurate to the minute. If a patrol gets missed, dispatch sees it in real time. Not three days later in a weekly summary.

04

4. 24/7 dispatch

Our dispatch team keeps an eye on every active shift. If a 2 a.m. report hasn’t come in by 2:15, they call the officer and ask why. If the officer doesn’t answer, a supervisor gets sent out.

05

5. Unannounced supervisor visits

Field supervisors show up without notice to check uniforms, post order compliance, alertness, and how the guard is handling the post. No scheduled visits. No heads-up to the guard.

The Difference

Why Safeguard

There are hundreds of guard companies in Southern California. They all claim best service, best guards, best value. Here’s what’s actually different.

No long contract to start.

Every residential client starts on a 30-day trial. Enough time to see if the service is what you thought it would be. No cancellation fees. If it’s not working, you walk.

You see the data yourself.

Most HOA boards we talk to have been burned before. Fair. That’s why we give you direct access to Silvertrac so you can pull patrol logs any time. You don’t have to take our word for anything. The reports are yours.

One point of contact.

Every residential property gets a dedicated account manager. One phone number. One person who knows your site, your post orders, and what your board cares about. When you need changes, you’re not waiting a week for a response.

Onboarding

What Happens in the First 30 Days

Week one, we finalize post orders and put guards on site with full Silvertrac access. By week two, you’ve got two weeks of real reports, trained guards working the property, and early feedback from residents.

By day 30, it’s routine. Patrols are consistent. Incident reports show up in your portal with timestamps and photos. Supervisor visits are happening. And residents aren’t asking where the guard is.

At the end of the 30 days, your account manager walks you through everything. Any feedback, concerns, or changes to hours and post orders get handled then. Whatever you decide in that meeting is what we go by from there.

Pricing

What Residential Security Costs

Pricing depends on the size of the property, the type (HOA, single family, apartments, vacant property, and so on), how many hours you want covered, armed vs. unarmed, and where the property is.

In general, unarmed residential guards in California run between $27 and $40 an hour. Armed guards run between $35 and $55 an hour. For a real number for your property, you’ll want a site assessment.

The fastest way to get a quote is a 15-minute call at (877) 766-5499.

Questions

Frequently Asked Questions

How do I know the guard is actually patrolling?
Silvertrac. You log in and see every patrol with GPS, a timestamp, and photos, plus the guard’s written notes on anything that happened. You don’t have to call us to find out. Pull the logs yourself.
What’s the difference between a gatehouse guard and a roving patrol?
A gatehouse guard stays in one spot, usually at the main gate. They check resident credentials, vendors, deliveries, and control who gets in. A roving patrol moves around. They drive or walk the property a set number of times during the shift, looking for open gates, parking violations, trespassers, and anything else out of place. Two different services for two different needs. If you’re not sure what you need, give us a call and we’ll figure it out with you.
Can your guards enforce HOA rules, or just handle security?
Both, as long as it’s approved in the post orders. Our guards follow the post orders we write with the HOA board or property manager before service starts. That covers parking violations, pool hours, noise after quiet hours, and unauthorized use of amenities. Every enforcement action is logged in Silvertrac, so your property manager has the record.
How fast can you staff my property?
Depends on how quickly we can hear back from you. With no communication delays, we start service in three to five days. In an emergency, we can have guards on site within a couple of hours.
What does residential security cost per month?
Depends on your hours, number of guards, risk level, property type, and armed vs. unarmed. Unarmed runs $27 to $40+ an hour. For a real number, give us a call.
Are your guards licensed and insured?
Yes. Every guard is BSIS licensed. Safeguard holds PPO #122311, plus full general liability and workers’ compensation insurance.
What training do your residential guards get beyond the state minimum?
Silvertrac operation, post order interpretation, resident interaction, de-escalation, and shift handoff. Guards assigned to gated communities also train on visitor management and vehicle access verification. BSIS requires 8 hours of continuing education a year, including at least 2 hours on use of force.
What if I don’t like a specific guard assigned to my property?
Call your account manager and tell them why. Performance, professionalism, fit, whatever it is. We’ll look at it and make a change. Most swaps happen within one to two shifts.
Do you cover both gated communities and open apartment complexes?
Yes. Gated communities, apartment buildings, single family homes, condos, vacant houses, and vacation homes.
Why pick Safeguard over a cheaper guard company?
Cheaper companies cut corners to get to their price. Usually they cut supervision, reporting, dispatch, and sometimes insurance. That creates liability on your side. We’re not the cheapest, and we’re not the most expensive. The price reflects what you’re actually getting.
